Cosmetic Inspection

Sometimes when you are buying or selling a home, you may like to know what items could be cosmetically changed or updated. This gives home buyers and sellers a checklist on which cosmetic improvements could be done overtime. This type of inspection is a popular add on to pre-listing and pre-purchase inspections.


Our cosmetic inspection includes photos and a written narrative about any damage, aging, or cleanliness of items observed at the time of the inspection. The information is then included in the pre-purchase or pre-listing main report.


What we inspect on the cosmetic inspection include but are not limited to:


  • Visual inspection of carpet, tile, hardwood and other flooring
  • Visual inspection blinds, curtains, or other window coverings
  • Visual inspection of paint on the interior walls of the home
  • Visual inspections of trim and baseboards
  • Visual inspection of countertop and backsplash condition
  • Evidence of previous smoking or animal dander/waste in house (UV light inspection)
  • And other cosmetic components which vary property to property
